--> Cellar 90,000€
--> Floor work 50,000€

That makes 500,000€ for the house

That is still 3,800€/sqm, which is exorbitantly high even for the Munich area. One should try to save at least 800€/sqm there and then you have already saved 104,000€. Then save on the land, maybe increase the distance to [Starberger See], look at the [Ecke Holzkirchen] or [Peißenberg]. Then there is certainly another 200,000€ saving potential.

As it is planned right now, it will break your neck. You apparently know that yourself, so what stops you from aborting the project instead of running headlong into ruin?

Thank you very much for your points. The big question for me: If I keep searching for another 2-3 years and prices continue to rise as they have so far, even the bargains will be as expensive as the house is now, possibly with mortgage interest rates >2-3%. At the latest then, we will also be out of the race.

Well then you’re simply out of the race in the region. You just have to honestly admit that you can’t afford it there. So either you move, if you absolutely want to build, to other regions, or you give up. There is no fundamental right to being able to build. It has to be affordable. And it isn’t for you there in that region. Here in Schleswig-Holstein with your income you’d be the big shots and could easily build the 1,500 sqm plot (rural) with a 150 sqm house plus basement. And all that for under €800,000. But not in the Munich commuter belt. For that, as silly as it may sound, your income is not good enough. Man , I wouldn’t have expected us to be giving each other likes here :cool:

This somehow strongly reminds me of last-minute panic, also often present in financial markets. Usually, shortly after that, the crash comes and you wonder what possessed you to jump in then. Investing—whether in stocks, houses, or anything else—should always be done with a certain good feeling. With this case, all alarm signals are flashing, and it is not an opportunity you are missing. On the contrary, it is way too big an issue for such a slim income in view of the financing amount. I would rather expect a household net income of at least 15,000 euros.

Just a heartfelt thank you to all of you for taking the time to write your honest feedback about my concerns, even though I haven't been able to respond to each and every one of you yet. I appreciate every one of your replies!

: Yes, I see it myself and am still afraid of being stuck in the current place of residence and being unhappy with the money in the bank. The pressure on the housing/rental market in the southern Munich area has increased again since Corona, and I simply see how many families currently want exactly the same as we do (to buy a house in the Wolfratshausen/Bad Tölz region for 800,000 - 1,000,000 euros or rent a house with a garden for 1,500 - 2,500 euros).
