No one is suggesting to emigrate. You just have to look around and possibly expand the radius. Although I must also say that a long daily commute is not the solution either. Yes, then that's how it is. But then you have 1,000-1,500€ more in your pocket every month and sleep peacefully. You can invest part of the savings in a van, motorhome, or caravan, or rent a small garden plot. Have you already looked for leased plots?

In Munich and the surrounding area, the fact is that you either rent, are very rich, are lucky with your family, or go deeply into debt and take big risks. Normal standards like in the rest of the country are irrelevant. The real estate market is a casino.

At your age, that's a huge loan burden that not only takes away your vacation but also any option to cut back at work for health or family reasons. For example, I know only a few teachers who worked full-time until 65. Needing to care for relatives would also be a problem. Of course, one could callously say that in 25 years we will inherit, but until then, about 60% of your income goes into a semi-detached house.

You don't have to pay off a house until retirement anymore … at least not in this location … when you're retired you don't need a semi-detached house anymore … sell it and buy something smaller … that would also be conceivable …. At the prices there, you unfortunately have to slowly forget about it, unlike how it was always calculated in the past

I would have a stomach ache, but I already had that with 400k six years ago.

Hi ypg, what I wanted to say with that clause is that renting a house for 1,500 to 2,500 euros is also difficult to get, since everyone wants that. If someone offered me such a house to rent today, I would take it immediately, forget buying, and sleep more peacefully (at least until the rent is raised).

I think leased plots combine the worst of all models.
