Hey OWLer, thank you very much for your opinion, yes we do spend quite a lot of time in the mountains, I would really miss that if we moved away.

As you and someone else have already written before, if we do it, we also have to be prepared to let go of the cabin without emotion if there is imminent danger. I think from a demographic perspective, no major downturn is expected in the next 10 years. In 20 years, however, the situation looks different again.

We have a development center in Rostock. Because of the location, I often envied the colleagues there. But roughly €2000 less gross per month is quite a lot. And, aside from the real estate prices, the cost of living there is not necessarily cheaper, at least when it comes to eating out and such. Also, I would have such high hobby expenses up there because the own sailboat would have to be included :-p .

The corresponding repayment first has to be there. Even here people already came with 1%, maximum 2% repayment. And if the real estate boom does not last 15 years, the valuation of the property may have changed accordingly, which is also reflected in the interest rates at the follow-up financing.

That's how it is.
2% repayment at 5% interest (in 2008) was great (24 years and a bit), 2% repayment at 1% interest is "reckless" for ordinary people (not the gamblers here :D), (takes 40 years...)
But each to their own.;)

You cannot generalize demographics for all of Germany. It is true that people cluster where jobs are – just like they already do now. Future viability is factored into real estate prices. People tend to generalize way too much about real estate. Munich will not be cheaper in 30 years. And: high earners will not want to "live" in a 70 sqm condominium without a garden in 30 years either.
