Hello! We are also in the Munich metropolitan area and the prices are extreme. Land prices over 1000 EUR / sqm and nothing decent on the market. If you do find something, you feel pressured to jump on it immediately. But I wouldn’t put myself under pressure just because of school enrollment. Children are usually flexible and changing schools shouldn’t be that bad. Lack of money would be a bigger burden for the family. What happens if the main earner loses their job? You have to hope that you haven’t used the 100T after all.
But you have been searching for a long time and haven’t found much. Are there other projects where the plots are smaller? For a semi-detached house, 300-400 sqm would be enough and then you’d save something.
I’m of the opinion that rent is wasted money, but there isn’t much left at the end of the month.
What does the building specification look like? You have to look carefully at what else is included. Kitchen and lamps for sure. What else? And if you’re building, you don’t necessarily want to take the standard option for everything.
When is the house supposed to be finished? We are building too and in our case, applications for guest schooling are rarely approved, so our daughter will have to change schools after 1 year, even though we can show the notarized contract. It would be bad if the construction is delayed and the child has to stay at the old school. So definitely ask the school authority and both schools what they think about this now. In our case, they were completely inflexible.
