Hello! We are also in the Munich metropolitan area and the prices are extreme. Land prices over 1000 EUR / sqm and nothing decent on the market. If you do find something, you feel pressured to jump on it immediately. But I wouldn’t put myself under pressure just because of school enrollment. Children are usually flexible and changing schools shouldn’t be that bad. Lack of money would be a bigger burden for the family. What happens if the main earner loses their job? You have to hope that you haven’t used the 100T after all.

But you have been searching for a long time and haven’t found much. Are there other projects where the plots are smaller? For a semi-detached house, 300-400 sqm would be enough and then you’d save something.

I’m of the opinion that rent is wasted money, but there isn’t much left at the end of the month.

What does the building specification look like? You have to look carefully at what else is included. Kitchen and lamps for sure. What else? And if you’re building, you don’t necessarily want to take the standard option for everything.

When is the house supposed to be finished? We are building too and in our case, applications for guest schooling are rarely approved, so our daughter will have to change schools after 1 year, even though we can show the notarized contract. It would be bad if the construction is delayed and the child has to stay at the old school. So definitely ask the school authority and both schools what they think about this now. In our case, they were completely inflexible.

That's exactly the point. For us, the single-family house fits on 330 sqm. And the semi-detached houses have 200 sqm of land. Then the plot just costs 200k less and it's somehow still manageable.

The loan cuts off your breath of joy of life. I think the amount to be financed does not match your income. We have 4 people with 5.5k net and 1.2k repayment at 170k remaining balance. You hardly get out of debt.

Honestly, I would also prefer if the plot were smaller (300/400 sqm) and I would sleep better for it, but unfortunately there’s nothing like that. We were once close to such a new construction project in January, about 990,000 euros, plot about 400 sqm, but someone was simply faster (the realtor sent the offer to his list of interested parties by email, I replied by email after 30 minutes and left a message on the answering machine – still too slow). From February until the end of April, there was simply nothing, even though we are on all the realtor interest lists. That’s why we jumped on this offer so quickly, out of desperation. And the doubts about whether all this was right came after the reservation...

Actually, the building description is quite complete. If we buy, saving comes first: moving the kitchen from the current apartment, only buying the difference in kitchen cabinets and the worktop new. For lamps, the cheap Ikea paper lamps will do for now.

Regarding school/kindergarten: The house is supposed to be finished in July. But you’re right, we’ll have to clarify that point in case of construction delays.

However, we are strongly rooted through relatives, friends, and jobs in which we feel very comfortable.
