I work in the commercial sector in the building materials trade :)

I don't want to preach. Everyone has to decide for themselves. Sometimes you just have to rethink your life situations, especially when you don't yet have a house and are therefore more flexible.

Personally, I would always prefer a house in Schleswig-Holstein in financial freedom over a house in Bavaria with a huge mountain of debt.

The job here may be paid a little worse, but that is clearly offset by the housing costs.

And one more thing: I don't see my house from the perspective of profit optimization. I just want to live and live beautifully.

Wow, some people are so out of touch with reality... As if there were no engineering jobs up here that pay well. I am one myself and therefore have a lot of contact with fellow students in the area.

Dräger, Airbus, Lufthansa, Euroimun, tkMS and dozens of medium-sized global players in the medical and maritime sectors alone within my 50km radius.

Some from the south probably think that only their oh-so-great DAX companies exist down there.

I prefer to work and live here with €1000 less net income, but also over €1000 lower living expenses.

If everyone thinks like some here, that the south is the center of the economic world, then you can't complain about the prices down there either.

Nothing is too difficult for a true engineer.. ;) Seriously, if you are so highly specialized as an engineer, you already have a huge risk.

Who could still finance a house for 900,000 euros with an 8 percent mortgage interest rate. I'm just asking, in case the interest rates should suddenly turn quickly and incomes don't increase because a general economic crisis is looming. At least in East Germany, prices fell to rock bottom 20 years ago.

Come on... 8% interest doesn't happen overnight. And even if it does: According to the thread starter's own statement, they are planning for 20 years fixed interest at 3.7% repayment. They will easily be able to afford the 8% follow-up financing with lower repayment. Sharp interest jumps affect, if at all, people who have entered into 10 years fixed interest with low repayment or have otherwise (unintentionally) fallen into financial difficulties (unemployment etc.).

Yes - even in the last Spiegel article they forgot in their calculation that the debt decreases over 15 years with appropriate repayment - there is room for interest rate increases
