Pork tenderloin for €1.99 per kilo on the Napoleon grill (irony)

But you are basically right. Although such cases certainly exist. And McFit, as an example, costs the same everywhere, right? I’m not familiar with it since I despise gyms.

Yes, the initially mentioned conditions are based on an offer. The bank is reviewing all documents these days for the final approval. Nothing has been signed yet.

And, what's your tendency? House rich, life poor or still reasonable? :)

I think in Munich itself you can spend unlimited amounts on many things in life, for example a gym membership for 100 euros per month. But there is still the normal price option; for a long time I was at a studio for 25 euros per month, which was totally fine. Same with the butcher we trust (in Munich itself). Pork schnitzel for about 2.00 euros each (unfortunately I don’t know the price per kilogram by heart). Certainly more expensive than the average in Germany, but not exorbitant.

Life poor: We are naturally quite frugal people, so our lifestyle wouldn't change significantly even if we don't buy. We would just eventually have a large stock portfolio to inherit.

Tendency: I still don't know, despite (or because of?) your numerous feedback. At this point, many thanks again, I really appreciate that from you!

But there is a very slight tendency toward buying. One point that doesn’t seem unimportant to me is what inflation will cause over 25 years. With an assumed inflation of 2% p.a., that is a factor of 1.65 with wages, living costs, and rent rising, but not the loan installment.

That is basically correct. How does the rent situation look currently? Were there the mentioned increases in recent years? Probably not with private landlords, but I believe it with the "rip-off companies." We lived for 9 years in a rental apartment with unchanged rent (not even from a private landlord).
