Maybe it helps if I describe the problem a bit?

It is a small but nice detached house in a truly very desirable location. The location itself is also perfect for us, since the kindergarten, which is private, as well as the school, which is also private, so there will be no bus connections, are only 1 km away. Also, the work of my husband and me is only 1 km away, and the next larger city with over 100,000 inhabitants is 5 km away. Also, two highways are less than five minutes’ drive away. And that is exactly the problem. We visited the property four times and then had two more appointments for arrangements, and I really never heard the highway. I even paid special attention to it. But yesterday the big shock: with a west wind, the garden is hardly bearable. Unfortunately, I am very sensitive to noise and also have a history with tinnitus. Yesterday my world collapsed because everything else really fits us perfectly. Inside the house, even with the windows closed, it is okay, but who wants to own a house where you can’t enjoy the garden or open the windows sometimes? I am so frustrated because we specifically considered the situation with the highway and came to the conclusion that it was not a big deal. Especially since, as I said, it is a very sought-after and actually also very expensive residential area. I never thought that traffic noise would really play a role here. The highway is about 1 km away, but we are on a slope, and I think that is the problem.

I think the house would sell well again. There were seven interested buyers including us. Of course, we have now also included the purchase additional costs as well as a bit of renovation. So we would have to sell at a higher price to really avoid a loss.

Google it - not the top ones right away but there are quite accurate online calculators that provide a good reference point.

I don't find the location itself bad.
That can happen to almost anyone. No matter how well you check everything: is there mold? What about moisture? Can we manage the financing? Is the attic healthy? Are there thermal bridges? Insects in the house? Does the drainage work? Will we be accepted in the neighborhood? Etc.
. . and then you move in and then the noise comes with the west wind.

I sold a newly built apartment again within a year. It just didn’t suit me. I then bought a house only 200m away. The decision for the apartment was an expensive mistake. But I did everything right for myself. It is really bad when you change your mind after a short time.

As for highway noise, you have to be at least 10km away to really be sure that you don’t hear anything. 5 minutes by car is way too close.

Exactly. Just a mistake that costs money. Annoying, but absolutely not bad or really tragic.

Depends on the wind. I myself originally come from the Ruhr area, where you hardly have a chance to avoid a highway. But 300m west of a BAB is usually no problem here except for quiet nights. 5 km east can be worse. Development, forest, etc. also have to be considered, but in the end in not too built-up areas the (mostly west) wind decides the noise.
