I thank you for the new answers and the support. It feels good to read every single response!!! Especially your personal experiences.

There is just one thing I want to clarify again:
It is objectively loud! Everyone confirms that to me. Only with one wind direction, but then really loud. I got up in the middle of the night and had to close all the windows.
I am aware that I perceive it even more extremely now because of my emotional state, but it cannot be denied that it is there.

By the way, fitting to a post further above: natural sounds don’t bother me at all.
A frog can happily live in front of the window. I apparently react more to car noise. Yesterday I was at a friend’s place, where the train passes by. Yes, it was loud, but then it was quiet again. What bothers me here is especially the constant noise.

Well, I don’t want to stay here, but since we can’t just quickly buy something new

(I first have to figure out WHAT I want WHERE and then actually get it, because the market here is simply still empty)

I guess I have to come to terms with it for 3-5 years. That’s why I’m getting help.
But the decision is not final.
I only hope we don’t destroy too much money.
Currently, it helps me to think that financially it wasn’t for nothing, since at least we are now paying something off. I am also sure that if the market does not crash, we will sell this house at the same price plus incidentals.

If it really doesn't work mentally, then probably rent it out and rent somewhere else myself?
But only after I have tried living here for a year on a trial basis.

Now I have another question… As it was supposed to be, a plot of land in a new development area, in which we had applied, was returned. I understand that I shouldn’t make a decision now as long as my problem is not clarified … But by submitting an application, I’m not buying anything. (Allocation again according to social criteria). So I would just apply on a whim. It is the old place of residence with friends a street away, but … can we afford it? The plot would have to be fully financed Our current net income is 7,150 euros and from August 2025 again 9,350 euros (but also 500 euros more fixed costs due to daycare). We currently have a loan here of 375,000 euros with a monthly burden of 2,000 euros. Could we take out an additional 167,000 euros for the plot? Or is that not possible at all and I should skip the application? (Additional costs and house connection via equity)

I have not read everything beforehand.

You would probably finance the property variably because you can then dissolve the financing at any time and replace it with an annuity loan for house + property when building. The interest rate is currently around 5% - with a rather falling trend.

That makes a monthly burden of about 700 euros. You need to know that, but with 9,350 euros net, I definitely see room for that.

Being afraid to handle that much money is basically already a referral slip to a psychologist. Your courage and hope must already be seriously burdened. Get well soon! (Addressing the chance could already be a helpful therapeutic module).

That I am not doing so well psychologically, I already admitted a few pages earlier and am, in consultation with the doctor, also working on addressing the problem. Thank God, however, I can still tolerate harsh sarcasm. In good moments, I laugh a lot about myself.

My caution comes from the fact that we have just currently invested almost €200,000 here.

Hello, thanks for your assessment. My idea was only to finance the land and then sell the house we live in and use the proceeds to exchange it into the loan for the house construction. Then the house construction should not cost more than €550,000. That is what we can realistically get here from a sale.
