Hello dear all,

finally my floor plans are ready. Only our living basement is missing, but I still need some information from the architect for that. The plan is to have a laundry room, the heating room, a storage room, an office, and a large hobby room with a bathroom and a small kitchenette there.

Attached is the site plan. It comes from our architect and has been approved by the building authority regarding (boundary distances, parking spaces). I have only drawn the privacy fences and a garden house. The positions are based on our neighborhood rights. To the north, there is a garden plot (not buildable), to the east a new building is being constructed, to the south is the street (30 km/h zone) and opposite is a house with a garden. To the west, directly adjacent to our property, there is a driveway and a garage and next to it a house.

I will try to provide as much information as possible:
Development plan/restrictions

Plot size: 412.5 sqm
Slope: no
Floor area ratio: 0.25
Gross floor area ratio: 0.50
Number of parking spaces: 2 free parking spaces
Number of floors: 2 floors (attic counts as 2nd floor due to knee wall) + living basement
Roof shape: gable roof 25 degrees, knee wall 160 cm
Requirements of the builders
Number of people: 2 adults (eventually + 2 children), 28 and 34 years old
Office: home office in the living basement
Kitchen: closed kitchen with a cooking island pushed to the wall
Number of dining seats: 4, extendable to 6
Fireplace: no
Further wishes
- The garden should be completely protected from view (therefore privacy fence)
- We have not planned garages because we have never had any and never missed them. For strollers, garden furniture, etc., I have therefore planned a garden house, which also serves as privacy protection
- We want the kitchen closed, so no open kitchen. We do not like it visually.
- Then we need a small niche on the ground floor for the vacuum cleaner, ironing board, water crates, etc.
- A dressing room is a must
- As well as a walk-in, masonry shower

I basically agree with (who has already answered here: ).

You have adapted the standard floor plan in a likeable way. The walk-in closet seems to me to be furnished accidentally with display cabinet tops for living room cabinets (?) – that is tight for folded clothes and doesn’t fit hanging clothes at all. The home office in the basement living area (and living spaces there in general) may only be approved with conditions in the official plan.

I would revise the cozy house once more.
In a small cozy house you cannot build something that consumes many square meters.

And if the wardrobe I have in mind is supposed to be a storage room, then it should have a door. However, in that case, a wardrobe or proper cupboard space that can accommodate all the shoes and jackets of a 4-person family is missing.

haha No, that is actually a very specific Pax wardrobe from Ikea. The two corner cabinets are for hanging clothes and the part for folded clothes is 35 cm deep. At least that’s what IKEA says. I’m attaching a photo.

I’ll copy my answer here again so that everything is in order, hehe:
That’s not supposed to be a wardrobe It’s just a niche for the vacuum cleaner etc.
What do you mean by the kitchen island? The walking space is about 1.20 meters and the doors are sliding doors.
The dressing room and bathroom are my big problem children Everything is just too tight...
The clearance in the dressing room is about 90 cm. I imagined that would just be enough Do you think that really wouldn’t work at all?
Do you have any suggestions for the bathroom?? I would really be grateful. I worked on it for hours and I’m not really happy with it myself...

We want to keep:
- The width of the bedroom (right now it’s even narrower and the knee wall is lower and we get along very well )
- The toilet at the entrance. That was intentional We want to be able to open the door at night and stand right in front of the toilet.


And add:
In the entrance area I planned two (shoe) cabinets and three coat stands. I’m adding another picture as well Do you think that’s not enough? I’m not familiar with having kids at all.
Oh, and the fact that there is no door in the “storage room” is also intentional. That takes up too much space for me. It will be separated by a curtain like in the attached picture.

And you get by with 34 cm exterior walls? That’s quite ambitious.

The staircase landing at the top and bottom does not match.

The living room will be... well, dark.

Floor-to-ceiling windows in the children’s rooms? You can do that, but you don’t have to.

The door swings are wrong.

The walk-in closet won’t work like that.

Are there elevations of the house, especially the two ridge sides? That’s not going to look good. Not good at all.

By the way, what exactly does your architect do again?
