Garage is L-shaped
built with Ytong 36.5 + plaster inside/outside
floor slab like under the house but separate (insulation!)
concrete ceiling with skylight (electrically operable and with electric shading)
windows with safety glass
security door RC3
sectional door in special size and insulated
completely tiled
2 large radiators
stainless steel sink and floor drain

I think the price is okay.

Our buildings are similar to that extent. The rest would be extra, then it probably fits. I don’t have heating in the garage yet. I think that is actually not allowed? Our garage adjoins the boiler room, with the heating circuit distributor mounted on the wall from the inside, and the plan is to branch off a radiator there. But only after the inspection.

I also wanted a floor drain – I would have liked to butcher my wild boars in the garage. But it was not allowed.

However, we will hardly use the garage as a parking space for the car, since we have no basement we need the space for bicycles, chariot etc. I also have my doubts because in a warm and humid environment the risk of rust on the car is higher.

Allowed, not allowed And if I want a toilet in the garage..I'll just build one in!!! There's a limit somewhere.

Whether there will be many cars in my garage, I can't say yet. Anyway, a couch will go in and our old 65" flat screen on the wall. A carport will also be built next to the house. Better safe than sorry. Regarding humidity, the roof window automatically opens when xy % is exceeded.

I can understand your argument. The garage is quite large but more like a boat shed. The previous owner built it 'okay', but not particularly airtight. That means insulating would kill several birds with one stone: it would be 'airtight', look a bit nicer on the outside and, as mentioned, provide warmth.... Heating with lots of wood in the current state would really be just heating the roof away 1:1. What exactly do you mean by condensation?

Currently, it looks like the plan is to insulate the roof inside with Neopor - then you can also save the 'expensive' cladding. Outside, it will be done normally with Styrofoam and tongue-and-groove wood. The floor will still be installed. The problem with option 2: The hatches to the floor could only be opened minimally wide - that would be quite fiddly. I will probably have to wait 5 minutes each time.
