Sorry but what you are experiencing was already the case in 2019. I have already written to many here in 2019 that you can forget about being able/planned to start with a reputable shell builder within one year after the building permit or even just expecting this.

You see, 1,000 opinions! Yesterday it was asked how it could be that four months after the permit has been granted, construction has not yet started.

This is my understanding of the market economy. However, different privileges have applied in construction for years. As long as there are no interest rates, money flows endlessly into the construction industry from institutional and private investors, especially out of fear of inflation. And even before 2021, prices rose faster than one could save equity. Added to this are the government investment programs and the disasters.

If I am realistic, then currently a single-family house on a flat plot with a concrete slab and a prefabricated garage is still possible. An average person can still afford that. For now.

I completely agree because it does not meet my financial criteria. However, I would still remove them.

As said: Without special conditions, the (concrete) prefabricated garage hardly saves anything. Otherwise, I’m glad to at least still belong to the normal ones. :)
