Realize house construction financing or let it fail?

Hello I just went through the entire post. I was referring to the draft from post #119. Since the draft died anyway due to budget overruns by the architect, it’s not really that important. I would just be interested to know how the OP responded to the good advice from the forum to the architect. To see if it’s worth putting thought into this here.

In this forum, there are 1,000 opinions. When, as is the case here, everyone largely agrees, it is really helpful. Thank you very much for that! In real life, however, one sometimes has to trust an individual who leaves a trustworthy impression. And no one could really have predicted the large price jumps in 2021 back in 2020. Therefore, I do not blame the architect either.

Sorry, then you don’t need to whine here.
Bite the "bitter" apple and get started.
But the collaboration doesn’t seem to have really worked if you don’t start based on the existing building permit.
Note: Only the "hut" + basement + attic haven’t cost more than €700k just since yesterday.

Phew. Not me. I just quickly checked during my break without Wi-Fi what it could be. But now I have to keep earning money ;)

Yes, it costs 700 TEUR according to today's offers. If it had already cost that much before the day before yesterday, there would have been no price increases in 2021.

It is quite plausible that the tendering process did not work particularly well. However, I must also say that at the end of April I alternatively tried myself to obtain prices from three general contractors. Two immediately said they were overloaded, the third wanted to submit an offer with price escalation clauses, pointing out that a construction start before mid-2022 was unlikely.

By the way, it is probably still the case that hardly anyone – for example, the roofer – is willing to commit to final material prices. “The price is fixed on the day of the order.” It is the worst time ever to build a house.
