First of all: I'm really sorry for you that the tender turned out so disappointing! :(

Personally, I think you can handle the total volume. The question is rather whether you still feel comfortable with the overall situation.

I read a little that…

- … you also believe that you can afford it.
- … you feel very uncomfortable with the idea of building without a buffer.
- … you don't necessarily have to have that many square meters of living space.
- … the trust relationship with the architect is at least disturbed.
- … on the other hand, you can't come to terms with the idea of starting completely from scratch again.

Sit down calmly and write a pros and cons list of what speaks for and against a new start.

That is certainly also an alternative, although I do not expect that we will come out significantly cheaper there, as they also have to calculate buffers. I believe the current situation does not work in our favor either. I spoke with a window manufacturer. He said that for orders he received in January, he is making around a 10% loss. They will clearly be regained through future orders. Considering the flood disaster, I also do not believe that the price situation will ease again.

The heating engineer's offer, for example, states that the insulation under the underfloor heating, wiring, and supply lines for the air-water heat pump are not included. No idea why something like that is not considered in the tender. The energy consultant says that for KfW55 an additional 2 cm of roof insulation is needed. Smaller trades are still only roughly estimated. The excavation offer states that rock may be charged extra. According to the soil report, there is at least a risk of this.

People, people.... Don’t overextend yourselves. How long do you want to pay back the money?

We have a semi-detached house of almost 110 sqm, garden, 6 sqm utility room and 6 sqm garden shed and we live. We live well and don’t want more sqm. We are 4, so 1 person more.

Cleaning, tidying up, maintenance and financing.

Come down from the sqm and the budget. Don’t make yourselves unhappy.

Arguments like but family will visit blah blah don’t count. Our family also comes SOMETIMES. They sleep SOMETIMES in a hotel for one night. It all works!
