Realize house construction financing or let it fail?

Since you have lived so frugally up to now, I can well imagine that you will be just as happy with fewer sqm. You can’t save so well if you constantly notice the sacrifice and unfortunately suffer from it. That is a matter of personality.

Later on, you might rather have your hobbies in the free children's rooms than to live them out in the basement. You should weigh it all up. Hobbies are different, after all. But basement rooms often just remain storage rooms - in my opinion, the basement is too expensive for that. You have to be able to afford it. That's what I'm saying too. Space is great and generosity is nice as well. But "quiet" rooms just for the sake of having them and storage options is not the purpose of life. A good floor plan and built-in cupboards or partitions are often enough, and you can do without one or two sqm or rooms. You don't need a full basement just to dry your neoprene suit or laundry or to leave a sewing machine permanently standing. A real "extension" for a utility room/freezer or multipurpose room can represent a good added value.

I would reduce and simplify. With the size and the layout (if it is still the same as last year's) there are possibilities.

Certainly a sense of entitlement. Having a house instead of an apartment alone is already a luxury.

Nevertheless, many people now need 1 to 2 extra rooms as an office due to [homeoffice]. A sauna in the bathroom is also nice, thus immediately about 40 m2 more space required.

A large pantry separate from the kitchen and a guest bathroom with a shower is also good. Please do not have the wardrobe as a small integrated row, but generously as an anteroom.

If you have such ideas, it is quite legitimate to build 200 m2 for 2 to 3 people. But the point is: you have to be able to afford it.

That is not the case here, therefore shrink to a reasonable size. I see that with the budget at about 160 m2.

So, we are now in the same situation as . We are currently waiting for the calculation of our planned 199 sqm house. There are only 3 of us as well. This size of the house was not planned; it rather resulted from the floor plan. At the moment, however, we are also seriously doubting whether the area is generally too large. The financial aspect is also on a completely different level. We have now also been considering completely redesigning the house to a maximum of 170 sqm. Our net income and equity are in the same range as the OP's. Our architect also had a budget guideline. If the calculation now exceeds our budget, of course, we would have expected someone to say "stop" at some point.
