I don't particularly find 200m2 plus basement very large. Depending on the house style and floor plan, that is necessary to get reasonably decent rooms.

We have 165m2 and, for example, can no longer integrate an office on the ground floor. But I didn't want to build larger since there is also a basement.

The construction cost for such a house was still between 500k and 600k three years ago. Now it's 800k. That's really awful.

No, a house like that didn't cost 540 K even 3 years ago! The architect planned nonsense from the very beginning!

Maybe don’t pay so much attention to such opinions in the forum here. Also seek advice from friends and family. I know, the German inhibition about talking about money makes that somewhat difficult.

The floor plan is great. We would like to use that as a basis again. The question, however, of how exactly we will proceed, we have not yet answered for ourselves. Probably not with him, as he also seems to only make time for us in passing.

Limit? Construction costs, kitchen, outdoor facilities, ancillary construction costs 700 TEUR, that still sounds acceptable to me.

Just plan anew. 130-140 sqm with a basement or 160 without a basement, depending on the slope. With your equity, a house is definitely possible. And whether the children's room is 13 or 16 sqm doesn't matter either; if necessary, the child can use another room. With this house size, 2 children's rooms and an office are common.
