And the separate terrace is then free? :oops: (Unfortunately not ours) That sounds to me a little like cooking the books on the architect's part...

What actually comes out as savings, of course, still needs to be determined, I know that too.

On the other hand: If the living area is still about 150 sqm, where should one save? Building without a basement on a slope makes little sense. Okay, I could completely omit the garages. I don’t want to, because of the martens. Otherwise, as I said, there is no luxury! No photovoltaic system, only air-to-water heat pump, no ventilation system, etc.

However, it may well be that the offers the architect has are unrealistic – overall. But I don’t really believe that. It is what it is – everywhere the order books are full, the material prices are on top. We are simply one year too late.

A garage can also be left out at first. THAT brings savings. On the other hand, merely postponing it is unlikely to achieve much except shifting the costs.

The garage is practically integrated. If I leave it out, I will need approval again, and of course new plans.

But you could very well be right! The architect redraws, we get approval, in summer there is no building committee meeting, and in the meantime prices continue to rise, so we have gained nothing at all. That could definitely happen to us.

Nevertheless, and to return to the original question: Isn’t 600,000 EUR with 5,300 EUR net a bit too high?

I cannot imagine that the general contractor's order books will remain full for long at these prices, the price increases came too quickly and too high
