Realize house construction financing or let it fail?

I still wonder how the total amount comes about. Okay, we have almost 200 sqm of living space, we have the basement, we have the excavation. Otherwise, we don't have anything exotic! And what results in cost savings for 40 sqm less is perhaps compensated by others through a more expensive heating system, through photovoltaics and ventilation system. That really can't be the case, can it?

40m² of living space currently cost just under 100k. You can already get very exclusive heating systems, photovoltaics, and ventilation systems for that.

Geothermal energy + ventilation system + photovoltaics would easily consume 40,000 EUR, leaving a savings of 60,000 EUR. Thus, the house would still be quite expensive at 740,000 EUR including incidental construction costs but excluding the land, according to other priorities.

With us, the good construction companies have been fully booked for the next year in May/June for years. Actually, all craftsmen with a good reputation. Using connections doesn't help much.

I have an acquaintance who had a similar house built in Bavaria for 650k. It has been standing there for 5 years. Now you have to add 5% every year …. Whoosh ….

Bavaria is not the same as Bavaria and the development in 2021 is crazy.
