Realistic costs for a single-family house?

We paid just under €300K for 190 sqm KFW55 Energy Saving Ordinance 2014 with a pitched roof without a basement and without additional construction costs, outdoor facilities and garage/carport but including painting work and flooring.

As I said, whether it's 180 or 190 sqm, most houses are almost 50 sqm smaller. Of course, with 3 or more children you need space, but that's not the average; the average is 1 to 2 children. I think I once read that about 3/4 of new builds have between 120 and 150 sqm. And 50 sqm * approx. 1600 €/sqm is quickly 80k€. Plus possibly a larger basement, more additional building costs and very quickly we are talking about a 100k€ difference! And as already written before, most 200 sqm houses are up for sale as soon as the kids move out...

We have 2 offers for 197sqm, gable roof, basement with white tank, brine geothermal pump, KfW 55, clinker, finished garage 9x3, including painting work, Q3 and top floors: just under 500 k€ excluding additional costs and land!
