I just learned something: A salesperson in the new build single-family house sector is aware of the differences between the various stone variants. You can be stubborn or ask Aunt Google, then you will find, among other things, all the sources Is it possible – just maybe – that you are confusing aerated concrete with Poroton? Rhineland greetings

Unfortunately, this rule is currently suspended due to the boom. From my own experience, I can report that you should be glad if you even receive a serious offer. We requested quotes from ALL (about 10) solid builders.

Well, I can calculate. Hopefully your clients don’t have to do that themselves.

360 mm aerated concrete 350 kg/m³: 126 kJ/(m²/K)
360 mm Poroton T8: 205 kJ/(m²/K)
240 mm sand-lime brick 1.6: 384 kJ/(m²/K)

Factor of three between aerated concrete and sand-lime brick, with perhaps (?) realistic wall thicknesses.



I can confirm this. Due to the full order books, obtaining offers was already very slow. I found many offers to be unprofessional. Some prices were exaggerated ("defensive offer"), or a construction start in the current year could not be promised (we had March), or we received only a handwritten and non-binding estimate, or completely unacceptable payment plans were attached as examples. In the end, we had 3 usable offers and took the cheapest one because the company behind it seemed the most trustworthy to us and had already built several houses in the building area.

So, here I am again. I have now found several construction companies that build with KS. Price-wise, it somehow doesn’t make much difference which wall structure you choose, despite the additional step due to the insulation with KS, or do you have different experiences? Since we also want to do quite a bit ourselves inside, I’m just a bit dreading the actual advantage of KS, the hardness, when it comes to chiseling slots. The electrician probably wouldn’t charge more, regardless of which stone is used, but with KS it must be significantly more work, right? Otherwise, the price level for solid standard is probably settling at around 270-280 k€ now if we have it built turnkey, including floor coverings (about 25 €/m² and including installation). Depending on the electrician, it might be possible to push that down to about 260 k€. Including incidental building costs, land, kitchen/furnishings, and [AA], a 4 quickly stands at the front :-O And that for a not lavish house. I wonder how one is supposed to finance that as an average (double) earner, or is building a house only for the top 5%?

Sorry, but that is simply wrong to me as well.
If sound insulation primarily logically depends on mass, then it is mathematically comprehensible that the sound insulation is better the heavier the stone is.

The price seems quite realistic to me, by now that's just how it is... I also have the feeling that the construction companies are taking advantage of the currently low interest rates with the motto, five years ago you would have had a monthly payment "x" for a 300,000.- loan over 20 years, today you have the same payment "x" for a 350,000.- loan due to the lower interest rates, so it's actually not more expensive for the end customer...
