Realistic costs for a single-family house?

We are building a house (solid, Energy Saving Ordinance 2016) with 198 m² plus a garage of 36 m². Without a basement. We have calculated ancillary building costs of 46,000, which will also be about right. This includes outdoor facilities for 20,000 euros and a kitchen for 11,000 euros. I think our fittings are already quite good: We have a clinker brick facade (also garage), electric aluminum roller shutters, very good electrical equipment, expensive interior doors, matte glazed roof tiles, etc. The plot cost us 78,000 euros, we have calculated purchase incidental costs of 12,000 euros, which will also almost be correct. Without floor coverings, we now have total costs of 458,000 euros. We will probably spend nearly 30,000 € on that (marble, granite), so in the end it will be not far off from 1 million DM. Nevertheless, I suspect that we are not paying too much for the house, rather the opposite.

Thank you very much in advance for the estimate. However, you can hardly call "living spaces" in the basement; the garage takes up about half the space, plus there is the (unheated) technical room and a small (unheated) storage room (technical room according to our planning with light well, storage room without window). So the only actual "living space" planned is the office/guest room on the exposed side. Nevertheless, the entire basement is supposed to be tiled, so that probably won't make much difference? Would your calculation still include the architect services or are those already included? What exactly do you mean by additional foundation costs due to the hillside location? Compared to a fully recessed basement, the earthworks should actually be less since, roughly speaking, only about 2/3 have to be excavated and removed?



If I subtract the kitchen and outdoor facilities from your 46,000 construction additional costs, that would leave only 15,000 pure additional construction costs? Most people here mention 30,000 - 50,000 euros, so why was it so cheap for you?

Just for understanding, isn't Kfw70 according to the 2009 Energy Saving Ordinance roughly comparable to the 2016 Energy Saving Ordinance?

Oh, I saw in the construction service descriptions or offers that most, at least with us, apparently build with Schüco windows and Hörmann front doors.
A very interesting (mid-priced) provider uses Pax, both for windows and the front door. Until now, I was not familiar with this company; is it any good or is it rather cheap junk?

No, if you take it literally, external facilities such as the final development of the house are not part of the [Baunebenkosten]

I see it similarly. The costs for the outdoor area are very hard to compare. One person paves a 20-meter-long driveway with expensive stones, builds a pool, natural stone walls, etc. on 1500m² and another has 350m² and only needs a 3m path to the entrance, a 20m² terrace and the rest is lawn. Therefore, it is almost impossible to include this as a standard amount in the ancillary construction costs, I would rather say, for example, from 10,000.- upwards but almost open-ended. My acquaintance, for example, has requested quotes for his pool, which will easily cost six figures and the first digit is not a 1!!!
