For us, a fixed date was scheduled. It could have been after the full drawdown, but due to construction delays, it was already shortly after the completion of the shell.

Hello, We were able to negotiate the commitment fees down. We still have some money not drawn for two years. It is extended again and again. We are with the local Raiffeisenbank where we have had all our accounts for years. I can only recommend it. Everything without ever a problem, much can be done by phone or email and invoices are sent to them every six months. Their trainee probably copies them then. It was not more expensive than with an online bank either.

That means you do not pay any commitment interest?

What do you think of the thesis "If interest rates rise, construction prices fall"?

Nothing - at least hard to imagine. At least the builders who start during the interest rate increase phase will probably be the ones squeezed...

With a delay, falling demand would lead to falling prices.

If demand does not decline despite falling interest rates, prices will not fall either.
