New construction 166 sqm / 1.5 floors / floor plan for a family of 5

Hello 11ant,

since you were already so kind to place the house on the site plan, one more additional question with the request for your opinions and recommendations.

Since our garage cannot be very long due to the "low-lying" entrance on the north side, it is planned to at least build it wider. I am assuming about 4.5 m width x 6-7 m length, which we would construct/mason ourselves as "own work." Are there possibly any specific recommendations or important things to consider regarding the dimensions?
For example, with regard to the roof, which according to building regulations we must build as a flat roof. Or any other experiences?

In connection with the garage, which would have to be placed quite close behind the entrance, I am also considering having a canopy for the entrance area built directly. See example picture.

Which companies is best to contact here to obtain appropriate planning and offers? Carpenter and/or roofer locally?

4.5m sounds quite reasonable for a car to still pass by with a bike, wheelbarrow, etc.
For this type of roofing, the carpenter is your contact person.

I need to pick this up again because you still don’t have an adequate solution for it and I consider it more important than it appears here so far.
Since I do not assume (please correct me if I’m wrong) that both parents climb upstairs daily to share the bathroom used by 3 kids, the guest WC (intentionally) on the ground floor serves as the master bathroom for the parents... 1.13 meters wide and 1.80 meters long... with a 40x28 (external dimensions!) sink and practically no space for a cabinet or similar to store the minimum bathroom accessories. Are you aware of this or — serious question — is this not important to you?
It certainly doesn’t always have to be a "wellness oasis," but for me/us the bathroom is an absolute feel-good area, in winter pleasantly warm compared to the cool bedroom, a place where you like to take your time to start the day and end it in the evening. I see none of this here at all. If that’s okay for you, fine. But if not: definitely address it.
We also have an air-to-water heat pump in the utility room and about one square meter more than you, but we still do the laundry there. In other words, washing machine, dryer, and drying rack are still inside. If we did that in a separate room as you plan, 6 square meters of utility space would also be enough for us if well designed. Therefore: take whatever you can get to enlarge the "bathroom."

Forget that nonsense. Do it like Nordlys, build your private parking bay at the street and then in the garage construction niche a storage room with a door also to the garden. And not extra long either, but so that there can still be a window between the countertop and the wall cabinets behind it.

If you place the hedge, chosen and planted by yourself, at the property boundary, you can nicely look into your own garden and also observe the birds that feel comfortable there. However, I wonder how you want to see a sunset with your planning (in summer, by the way, to be discovered around 4:30 in the NE). In winter it is probably possible, but you should actually weigh somewhat between occasionally seeing the sunrise on the weekend (if the dear sun wants to) or basic brightness in the living space. Because after 3:30 PM there is not much light left. I think you overestimate the situation of the sunrise. But if you want to have it, you should actually arrange the bedroom where I said.

Certainly not unimportant, so you are of course right. Although we do not need a wellness oasis, at least not in the small bathroom, we will still work on it... If we manage to reduce the size of the utility room, maybe something along these lines!?
