OK, convinced, I can see that myself.
In any case, we will work on it and maybe come up with something along those lines together with the architect...

At the moment, I lack an overview of how much space will be missing from the HW afterward or whether, for example, the controlled residential ventilation and/or heat pump can/may be installed in the "niche" behind it...

I misunderstood the "countering"



Yes, unfortunately I have to correct that, because the slope actually only starts from the red-marked area (see attachment). Before that, in the green-marked area, a normal garden area will be usable.


Thanks for the additional drawing for better visualization! I surely wouldn’t have managed that right away

I understand your argument regarding the cardinal directions, but I still struggle in connection with the mentioned concerns and disadvantages.
Especially since on the south side we will hardly have any/little space (about 4 m), if the planning with the garage on the north side stays....

For that, we would leave the bigger garden side in the east almost completely "unused"



In that case, it wouldn’t fit with the entrance to the utility room, right?

Correct. A garage like Nordlys is for workbench, Pirelli calendar, drinks and in my opinion you should also put the lawnmower in there. That doesn’t require a normal garage length, less space is needed. I see two cars comfortably parked in front of the bedroom on the street.

The elevations say otherwise.

Unfortunately, front gardens may not be used in this way, see municipal regulation:
"The front gardens are to be predominantly planted with native shrubs, local woody plants, or small trees. Excessive sealing should be avoided – except for the paths and driveways to garages, carports, and parking spaces. The proportion of gravel, crushed stone, and comparable materials is limited to a maximum of 15% in the area of the front garden.



According to the regulations, the embankment is to be maintained up to a height of 1 m. So approximately at the marked property boundary. At least I hope we haven’t misunderstood anything here.

So what? - those are parking spaces after all. Nobody intends to create sealing.

No, it’s not that simple. If no development, even if only parking spaces, is desired, alternatives should be created.


Why unused? Just use it as a garden?!
Anyway: fortunately, it’s your decision
