Hello everyone,

more or less a plot of land has fallen into my lap after someone let their reservation expire.

The plot is about 606 sqm, according to my "measurement" approximately 18.10m x 33.50m, not yet officially surveyed and I am now wondering what exactly I can do with it.

The development plan provides the following for "my plot":

    [*]0.35 floor space index
    [*]Single-storey
    [*]Maximum building height 10 meters
    [*]Eaves height max 4.50 meters
    [*]One driveway with a maximum width of 4 meters
    [*]Two parking spaces are mandatory
    [*]Roof pitch from 15 to 51 degrees
    [*]Roofs of garages etc. may deviate in shape
    [*]Garages, carports and structural ancillary facilities within the meaning of §14 (1) of the Land Use Ordinance, which are buildings, may not exceed the street-side building boundaries of the access roads.
    [*]Dormers and roof cutouts The total length of dormers or roof cutouts per roof side may not exceed 50% of the total length of the roof side.
    [*]Standard distance to the property boundary 3 meters
    [*]In the southern area, there is an 8-meter deep strip across the full width of the plot (approx. 18 meters) in which trees and shrubs stand, which must be preserved. It is also quite densely overgrown there and goes up to 10 meters in height - I tried to visualize it - see below
    [*]In the middle of this vegetation is a downward slope... the building boundary to this strip has been reduced from 3m to 2m so that the plots are not too restricted.

Here I have placed an example house measuring 9.60m x 11.95m, which I like well after an initial look (Viebrockhaus Edition 600).

Next to the house, in the 5.50-meter wide area, a carport would be placed - is that enough for two parking spaces? I would prefer not to make the house narrower just because of the vehicles... but then there is hardly any room left for fencing?!

Terrace and garden at the back are of course limited by the tall trees - but I will have to accept that hardship.

Now I have never built a house in my life... so this is the first time I am dealing concretely with this topic. What would you do with this situation? Make the house somewhat smaller?

If you need more information, just ask - as I said, I’m a beginner and learning :)

My wishes are:

- from 160 sqm upwards
- at the moment I am still thinking about a basement and am calculating about 100k extra for it
- I don’t like long hallways

Once the plot is more or less clear, I would like to hear your advice on floor plans - that will certainly be more extensive.

Oh, with you, south is at the top ;)

Then go ahead and show the floor plans :)

Floor plans are currently still the standard Viebrockhaus Edition 600.

It's just an example, which I really like... but I don't want to fixate on anything before I'm sure about the possible house dimensions... The E600 is, for example, 9.60 meters wide... considering the remaining 5.50, it might perhaps make more sense to go for a width of around 9.00 meters - but as I said, I'm unsure about that... that's why I thought I'd ask here what you would put there.

It might be tight for it to remain single-story.
