Is new construction under 400k€ still actually possible?

Hi,

we haven't just started researching yesterday what a new build would cost today. We already visited various prefabricated house providers back in 2016 and had even reserved a plot of land, but due to the slope location it became way too expensive and there were also other factors that prevented us from building then. Now we have a new plot of land and this time the other framework conditions are clearer (we're not talking about money). Since all information talks are now about 3 years old, we will check out a few house providers and banks again for an update on the costs. But the more I listen/look around here in the forum and elsewhere, the more the crucial question arises for me. Are our ideas EVEN remotely reasonable and realistically achievable under 400,000€?
If I just take the "formulas" and our fixed plot price, I roughly come to 420,000€ - 430,000€:

Building plot = 80,000€ including property transfer tax
2000€ x 140sqm or 150sqm = 280,000€ or 300,000€ for a bungalow
(Double) garage = approx. 20,000€?
Garden + driveway paving at minimum = approx. 10,000€?
Kitchen = approx. 15,000€?
Additional building costs = 20,000€?

for a "bare" standard build.

As I said, this listing is just supposed to be a rough overview to get an idea of what at least awaits one. I realize that no one can specify it down to the cent but I would be grateful for explanations of any kind.

Yeah, or rather more than 400k including the property and so on

If you can help yourself with craftsmanship, that is certainly possible. However, you really have to do a lot yourself. If you outsource everything, in my opinion, you have absolutely no chance of getting below 400,000€.

Certainly, a bit of work can be done by oneself, but I’m not fooling myself and I’m not factoring in -20k€ to -50k€. I just wanted to use the thread to see if I’m way off or if I’m estimating it somewhat realistically. In 2016, we were already calculating around 380k€ - 400k€, and with the usual price increases, I think 450k€ isn’t far off today :/
At the moment, we would like to build the house with a general contractor and possibly do things like the garage, paving work, and excavations for, for example, the trench collectors for the brine pump ourselves. Electrical installation could also be done by ourselves, but then we are already at the limit with self-performance. And the general contractor would also have to go along with that.
As you already say, with self-performance depending on the effort, it could easily be 400k€, but I don’t see any chance below that anymore.
It’s pretty crazy when you look at these numbers for a "simple" house.

So we will stay well below 400k. It always depends on the region and your own preferences. Where do you want to build?

The problem is the 140-150 sqm bungalow in RP. That is considered extravagant there, people will rob you. A bit smaller, so Max. 120, then check Danwood, or Scanhaus Marlow.....
