Be careful your offer does not include the total costs, there is still a lot more to come, even if you do not scale up. Everything that is built on site, everything that is not included, all ancillary construction costs

Ok, then the child has already fallen into the well. From what one reads here, it is on the one hand difficult and on the other hand expensive to buy out of such contracts. That a regional solid builder is "much, much" more expensive than a prefab house manufacturer would be very, very unusual. Maybe if you want to build a passive house and the solid builder only builds monolithically and therefore charges a very expensive surcharge above his standard. Most experiences here are rather that the regional solid builder is somewhat cheaper. Of course, there can be exceptions, unfortunately it is often because apples are compared with pears. But from our perspective, this cannot be answered anymore now. The question is whether you find a floor plan/solution with your current partner that you like and fits into your budget. If so, a change with buying out will hardly be worthwhile. But if you have doubts, I would already do some research on what that could cost. And I would, as recommended by , look again at the calculation of what is included on the construction side and how much additional costs and markup will still come. That might be something to know.

Since you admit to being a layperson, you might not be able to judge that very well. Maybe you would be positively surprised. It's not only a question of money; it could possibly pay off in terms of living quality.
As already described, time pressure is a very bad factor in construction projects.

You certainly couldn't compare apples to apples there, so I doubt that statement. In general, the trend is rather the other way around.

I do believe that A regional solid builder can be more expensive than A prefabricated house company. That’s why you don’t just ask one.

For me, the penalty clause is 5% of the total amount. That’s not little and difficult to recover, but not impossible either. For me, it wouldn’t be an option anymore, but maybe for the OP? You would now have to calculate very precisely and compare construction performance specifications.

Apparently a lot of time has passed that was not used. He didn’t write that: he wrote about a city villa. The 9.5 squared is not XS, but you can hardly design anything reasonable on this length. No one wrote that: it is too small for a straight staircase or various wishes. Don’t get hung up on unconstructive sentences and terms – rather use the positive tips you received. Because I really can’t see that you are accepting the advice, it is important to reread. Skim read, collect information. What has happened in the meantime through you? Have you at least dealt with the house/floor plan/design/windows etc.? I don’t even want to ask about the technology ops: Actually, after so much brainstorming one should be totally motivated?! Lots of information that you can now follow up on. With partner and sheet of paper. Or alone. Just do it. Also a misconception: you don’t need MORE money if you do it DIFFERENTLY. Quite the opposite, you save on efficiency. With storage it’s not about cellar, but generating closet space, usable area, if necessary attic conversion (i.e. e.g. steeper roof pitch). But with the square measurements that is not purposeful, it just becomes tetris where something always doesn’t fit. There was three quarters of a year which you probably didn’t use? (And no, that is not unfriendly, it is just a statement or a question) It’s just annoying. You feel a bit cornered now because of the timeline. Probably this situation blocks you, you don’t know where to start. That’s why my tip: read all this here again factually, write a to-do list, follow the tips, try to draw the added value from it. For definitive suggestions (e.g. from my side) information and data are missing. It’s best to go rectangular and choose a roof pitch that allows for a storage room in the attic. Wider windows etc., that has all already come up. And yes: stairs differently, but you should also think a little yourself. By the way Bien-Zenker also wants to start quickly. It’s their money after all. So they should come up with a better design. After all, you are paying for it. Ps: don’t waste time in this thread. Time stands still with it. Work for yourselves and come back in another new thread.
