That sounds fairer. Then you could even do 2.2m or more. I also had floor height increases included. 1900 per 12.5cm. So it fits.

I think this was already asked but if there was an answer, I must have overlooked it: Are you bound to Bien-Zenker? Already signed? It doesn't have to be Bien-Zenker.. If not and prefab houses are not mandatory, why not go to a regional solid construction general contractor and get an offer for a "normal" two-story gable roof house. I could imagine that would be cheaper.

I agree with my predecessors: first find out how the terrain will be. Will it be filled up for you, and if so, how? Is this just a suggestion on how it could be done, meaning it shows you that your actually sloping property can be "leveled" by filling it in, you have to get the information on what is feasible and what is not, which means that it is not always permitted to level a slope by building a huge wall. And if it is allowed, you have to know who pays for it. If it is just a suggestion of what COULD be done, then you pay for it - and that will be expensive. I would then throw the current design in the trash and come up with something that incorporates the slope into the planning - meaning a basement or partial excavation etc. In any case, a sensible design will look different then. If you get the property leveled and prepared so that you can build directly on it, then the situation looks completely different. But I have the impression you don't know that yet. And then no one here can help you. So for you this means: check the situation! And make it binding! And if you then finally and bindingly know how your property will be, then you can consider how to deal with it – meaning what kind of house makes sense there. Right now you are building a castle in the air – that can lead to a rude awakening. So inform yourself – and no one can do that except you.

The property is part of a new development area that is currently being developed. The terrain profile I attached is the planned one. Not an option or idea, but that is how we will take over the property. We do not have to add 3 meters of fill as mentioned here. It is correct, however, that our property has a slope on the southern half. There it drops from 269 to 267.25. So over the 12 meters of the garden.

As I understand it, you are therefore necessarily bound to Bien-Zenker, and what would happen if you actually had to completely "throw away" the previous planning? Or could you also start again from scratch with tolerable side effects?

Well, contractually bound, because we thought it was good and decided on it. We actually wanted to submit the building application already this month. I don't know what penalty is due if we back out now. I don't think it would be worth it. By the way, we also got other offers and the regional solid builder was much, much more expensive.
