So you bought the plot of land. But nowhere does it say that it will be filled in, how it will be filled in, with what it will be filled in, whether it will be suitable for foundation afterwards, etc.?

If I were you, I would first stop all planning considerations and go through all the documents again to see if anything is written there, and if not, quite quickly get into a conversation with the "investor" and make it a topic.

Edit: For your understanding and somewhat exaggerated, if no properties are guaranteed, he will throw a few cubic meters of sand at you and you can at most put a beach chair for a beach party on it...

And I am surprised to see that the basis, the Bien-Zenker Evolution 136 V2 at the linked location, has actually already been remodeled into a "country house" and there has a knee wall of 100. Perhaps Edition 134 or Evolution 134 would fit better, or you could take a look at other providers?

Before you build based on this, have the planner of the planned terrain modeling also give you the money to implement it.

There must have been some regulation on whether the filling is included and how it is done.

If the plot is not filled, then that would be your pleasure and quite expensive. It should be planned differently.

Clarify that with the ground level and then the rest will follow.

Oh guys, that doesn't help me at all. The property has belonged to us for a long time and is part of a new development area with 60 building plots. It could be bought last October or not. The new development area will be developed by the end of the year. If the investor dumps a pile of sand there for all buyers, the property is not suitable for foundation, or any other crap, then we will be insolvent by the determination next spring. It can happen, I will deal with it then. If I don't go bankrupt because it can be resolved for whatever reason, I would like to build a single-family house on it - just like 59 other builders. For all I care, the planning - both for the property and the house - is useless, but that doesn't help now.

Oh, you must have misunderstood us: the plot is buildable even without implementing the planned measures. However, it makes a difference whether someone (included in your purchase price at the time) fills from existing terrain to planned terrain as drawn, or whether you have to manage based on existing terrain (where we would recommend you to be a bit more cautious with terrain modification). What does your development plan actually say, especially regarding heights? – just name it, preferably (because without a link) in the form "[Posemuckel Nr. 333 Hasenwiese]". I am still missing the background of your knee wall height (whether it, for example, is based on a gutter height specification of the development plan). Heights are no matter of luck: from a certain dimension, even a slope is considered a structure, or a house height in a development plan may relate, for example, to the existing terrain in one plan and to the finished floor level on the ground floor in another (or other variations, there is a colorful variety of regulations everywhere). All this is stuff that several regular users can handle, and we want to give you tips that don’t work on your plot.
