Normally, there are height restrictions and a reference point, especially when the plots are not flat.

If the plot is filled, you have to make sure it is suitable for foundation; if it is not filled, new planning is needed. More budget-friendly

Have you ever drawn the desired or existing furniture in the floor plan to scale. I would arrange the [OG] completely differently. Everything seems very dark.

With the gable roof, insulation, laying vapor barriers, possibly wood fiber boards, drywall, scaffolding for painting the high ceilings,... all cost quite a bit. Have you ever compared that to a concrete ceiling? Or why were two full floors so much more expensive?
