Improve floor plan - how?!

I have skimmed everything and the impression (no offense meant) is that there is still a lot of need for clarification and action here. The floor plan shown is, in my eyes, not suitable at all in its current state. Have you thought about storage and shelving possibilities? The dressing room seems very small. Where are all the clothes supposed to go? Have scale-accurate furniture been drawn in yet?

I would take a few steps back here or start over...

Why too expensive? - I can't follow "unnecessary" here. Especially in size XS (edge length 950), the "city villa" is the cash cow of the homebuilder.

With the gable roof, insulation, laying vapor barrier, possibly wood fiber boards, drywall, scaffolding for painting the high ceilings,... all that also costs quite a bit. Have you ever compared that to a concrete ceiling?

That means you wanted to point out that with the lowering of the roof structure into the upper floor, the problem arises that the attic practically has to be included in the thermal envelope (?)

So, that a single-family house with 145sqm is "XS" was actually new to me. A city villa would have been - just like a basement for more storage space - simply another 30,000 euros more expensive. And with an investment of just under half a million, the budget is simply exhausted at some point.

Of course, it would be great to have EVERYTHING. Big rooms, lots of storage, light, high ceilings, 2nd bathroom upstairs... but it’s not.. And I can hardly kick out a child for that.

Basically, you have now explained to me in detail - in more or less friendly words - what I already knew: the floor plan is not good yet. I should look for another one. And now?

Sorry, but you do like to play the victim role in Mimi. In this thread, a few things were addressed directly, but nothing was unfriendly. You received some feedback on your floor plan, but you just didn't like it. Even more importantly, the floor plan starts with the property. But your attitude is more like "let's just do it now, and if it doesn't work, we'll just redo it later." You won't get much support here with that, most people don't want to bother thinking for nothing later on.
