Hm..
I remember that you asked several times whether we had other suggestions.
But I also remember that you questioned suggestions (I can’t imagine that..) and therefore did not pursue them further. And yes, then you just tell yourself that luckily it’s not your own house.

If you look through the whole thread, you gave something to the architect, then modified the final draft. That’s possible.
1. When you hear and read criticism from the forum, you can take the objections to heart and practice self-criticism or you can stubbornly and resistant to advice just ignore it and later become cynical.
Where you stand is obvious.
2. Of course, you can build big and maybe special or even fancy if you want to spend the money for it. Or you can get your room program in a conventional 160/170 sqm.

But how you build so that it works (and on top of that looks good)
While you dwell on nice-to-haves (infatuated with a kitchen bay solution, some built-in cabinets, raising the basement, views), forgetting the basic usability for daily life, you end up with a Sims house.
I mean, when planning, you don’t even come up with another staircase variant on your own, to separate the garage or estimate the dimensions of built-in/walk-in closets, and then pay 1.5 million for a DIY house. That should make you reflect that it is not the right game for you. Or just a game. It’s not bad to have no stock of ideas, that’s what a service provider is for.

That remains the case.

I keep reading along occasionally and therefore only have a basic feeling. This tells me that you should spend much more time choosing the right architect for you and possibly additionally an interior architect, who would then actually be allowed to do their work independently. This here is by now tinkering with a plan that feels half dead, and it will not lead to a satisfactory yet still expensive result.
In between, I repeatedly read the concern that you might not be able to afford some "wish," only to then immediately read about the next "wish." You really have to ask yourselves the question about the elasticity of your budget (I quote this nice description) in connection with the special ideas.
Such a project with these special requests must be primarily planned by capable professionals, otherwise it will be botched. Individual changes always cause changes elsewhere as well, so insofar as your wish is to only change a little here and there but keep the rest strictly unchanged, it is a nice wish, but nothing more.
What is the current situation with the architect, and what does he/she say about it?

Bringing light into the bedroom is more important than the 3 m2 garden. At least you don't have a shaft on the terrace.

Do you mean the garage is too small? Inside it's 7.2 m long, 7 m wide, in the niche area 9 m.

You can even drive out forwards.


If you have months for development like the architect, you can definitely improve the ground floor quite a bit.

I optimized the granny flat once. But then the office's toilet has no window. In my opinion, that's bearable.

In the utility room you can also integrate the laundry room. To be safe, I planned a space for the washing machine and dryer in the children's bathroom.

We are currently having a plan drawn up in order to then obtain offers from prefab construction companies based on it. Of course, we do not want to spend more than necessary, but first we want to get an overview.

The light well can still be optimized.

In my opinion, there is nothing against the variant with the garage facing the street. But the architect can answer that for you.

Have you agreed on a flat-rate architect service? Otherwise, the planning up to service phase 3 already costs quite a bit with 1 million.

The street is quite steep, that could be a problem when driving in. You would have to check that. Maybe there is a reason why no one else on the street has done it that way.

Yes, it is a fixed price.
