I started with the location of the house.



The house should be 12.8*8m. With exact dimensions of the plot, I can specify that more precisely.

Or with the garage at the boundary.

I haven’t seen a site plan yet. No drawing of the property or similar.

I observe: that’s difficult if you defend all the flaws.
* Your dining area is a wide hallway where the dining table has been pushed against the wall.
* Children give up the nice view.
* A hallway with a window feels much more open and bigger, one without daylight is oppressive.
* In your bedroom with the nice view you will probably spend far less time awake than on the stairs and in the hallway.
* If neighbors’ views might be disturbing, other sight lines or occasionally other windows should be planned.
* And even if your husband does other things while he’s working, the access is dreadful.
* etc.
With good planning, you basically don’t need any explanations.
There is also a difference between compromise and suboptimal. In the latter case, one should know that it should be done differently, improved. If necessary, the floor may also have to be deleted.


Could it be that the mentioned architect didn’t contribute any ideas or knowledge, but only copied what you dictated to her?

My two cents: If the approved plan for two full floors was fought through with a lot of time and effort and has a hip roof, then with a flat roof the fun might be over at the approving authority. If the granny flat is important for saving taxes and rental tricks within the marriage are being considered, then a house planned that way with the sketched extra wishes (like stairs to the elevated garden and bay window) is too much for the budget. The dream house would probably be closer to 1.5 million. And kids don’t care about the view, but they do need light. No child sits in their room admiring the view. My little ones couldn’t even say what’s outside their windows, but regularly steal my desk lamp to build Lego better.

They were determined as accurately as possible from the geodata provided by the OP. I only do this for myself for free and without providing the address to understand roughly what the property looks like. If the OP does not show the surveyor's plan, it just can't be exact.
