House on the slope floor plan fine-tuning

Even though the open-plan floor is somewhat more successful in my eyes, of course, the whole house counts... I rather like little of the layout. What was not mentioned on the first pages: the windowless room in the basement is not a living space.

If it does not become a tax-relevant granny flat, it basically does not matter what we do with the room. It can officially be considered a storage room. The basement window that could be installed there would hardly bring any light anyway, since it faces a covered east terrace. I don’t think it would make anyone feel better because of that. Better to have a good lighting concept suitable for streaming and PC use. We want a ventilation system. That should make it okay in terms of ventilation, right?

I don't really like anything about the floor plan at all.

Upstairs the children's bathroom has no light - so that one of the children's rooms has this wardrobe/storage room.
Large, almost oversized master area and yet the child must be very quiet in their room or give up visits from friends so that their father can sleep.

The possibly third child doesn't get a bathroom on their floor, but always has to deal with everyday life from the living area.
I don't like the living area either. I just don't know yet what exactly bothers me.

What are all the rooms in the basement for?

I really like the huge wardrobe in the entrance area and also that you apparently used the actual dimensions for a bed in the bedroom, at least the width is not standard. Amidst all the tinkering, have you ever fully entered the desired furnishings to scale including the clearance space?

Exactly, the poor poor child can't have visitors while they are at daycare or school in the morning... neglectful parents. The children's bathroom can get light through a skylight. I had that as a child too and it’s really sufficient for such a small bathroom. And the possible third child is indeed neglected because we want to keep the wish for children open. Until then, it’s my office, which I absolutely want to have on the living level. And since we want at least a 6-year age gap until the hypothetical latecomer, the oldest child could even move into the fitness room if they want to. Let the arrangement of the rooms be our concern; we have already thought about it. Basement: technical room, study, fitness, bathroom, storage room/mini backup office in case a 3rd child does come.

Your neighbors are even further back. I assumed the 5 meters like the southern neighbor. The advantage is that the garage doesn’t extend as far into the slope and is outside the thermal envelope.


I had already suggested placing the garage on the boundary in the other post. Since the surveying was stopped here, I no longer see that as a good idea. The boundary is up to 4 meters higher.
