House on parents' property - inheritance problems?

Your thread is too complicated. One doesn't even know what you are aiming for. Hence the troll theory. You only partially respond to posts, reject solution proposals by introducing new facts, question clear legal principles, even our entire social order, and keep raising new, vague questions. If the sketch is supposed to be the basis for the question of a sensible division of the property, a lot of information is missing. Too little is shown for a §34 or §35 area, dimensions and heights are missing for assessing distance spaces, as well as for the driveway (how wide, how much distance to the houses). How are the depicted buildings used (residential house, swimming pool, shed, garage), how old are they approximately, are building permits available, were there formal preliminary building inquiries or non-binding inquiries with the authority? And of course, what you and your parents envision is still missing. My first assessment: Your garage stands in the way of the third house.

So if I assume that the neighbor's garage defines the rear building boundary, that is, that the "contiguously built-up district" ends there, and I consider a three-meter distance from the boundary, then I would indeed suspect that a house with the dimensions 14 by 10 meters is allowed to be built back there. Ultimately, you will only know that once you submit a building inquiry for it. However, since I do not currently want to realize such a project, I will not do that. I would only consider doing something like that if it ever comes to selling the entire property, meaning that it might even be sold with an approved building permit. But then the question is how to protect the buyer from having the district office snatch the rear property away from under their nose.

And I will not pursue insisting on a subdivision in the front area, as that would probably put too much strain on my parents. I simply hope that everything will continue to go well.

Well, you simply live too much in your own little world to be meaningfully advised here. I find you likeable and think I understand you somewhat, but you are just too isolated in your quite special ways. What everyone here means is: As long as you do not meaningfully resolve the situation with your parents, every further thought and every written post is just a waste of time for everyone involved. You are also not willing to change anything about the situation. In this respect, I understand very well that people like , who could really help you with the right information and would gladly do so, feel taken for a fool. You are trapped in your situation; as long as you do not realize that and make an attempt to break out, no one here can help you.

If you don't want to change anything anyway and ignore all the advice, then why do you even ask? Please don't be surprised in the end if everything goes down the drain...
