Floor plan single-family house 110m² - ground floor + upper floor - first draft room layout

Good morning,

we have now received the first draft from our planner for the layout of the rooms inside our single-family house, but we are not quite satisfied as some of our wishes were unfortunately not taken into account. Accordingly, we are now disappointed, as this is a "life project" for us and we feel somewhat abandoned.

It is a terraced house with a total area of 110m² spread over 2 floors of 55m² each. In addition, there is a separate basement and an attic, which, however, cannot be used as living space.

In the basement, we want the kitchen and dining area on the south side, the living room further back, which can be closed off by a sliding door to create a potential retreat. Also, a small storage room for food and miscellaneous items as well as a guest WC.

On the upper floor, a master bedroom of about 16m² with direct access to a large bathroom, 2 children’s bedrooms, and a separate small bathroom.

In my opinion, moving the staircase would be advisable, but since we are not experts, we have fully relied on our planner here.

In the next few days, another meeting with him will take place and maybe you have suggestions and inputs for us that we could then present concretely.

110 sqm is not exactly spacious. Take the floor plan and definitely enter the existing or desired furnishing in the floor plan. This way you can recognize bottlenecks.

Please provide a floor plan with measurements

I would omit the pantry on the ground floor, paint the fireplace (it looks like an artificial bottleneck), reduce the size of the WC or plan a shower there. On the upper floor, paint the small bathroom. The other rooms would benefit from the square meters. Why can't the attic [DG] be used as living space?

Ground floor: We actually wanted to integrate the fireplace into the living room and the pantry was supposed to be much smaller (just a mini storage room). Thanks for the tip about the bathroom, it was actually only meant to be a small guest WC with a sink and toilet.

Upper floor: Since we have 2 children, we thought it would be smart to maintain privacy for the parents even when friends of our children are over. Isn't the hallway of 5.8 m² also wasted space? Couldn't it be arranged much better?

Attic: It is a regulated apartment according to local housing subsidies; anything over 110 m² is no longer subsidized with a contribution (with a considerable amount), which would then be lost.

I will try to get the measurements; my main concern was the optimization of the room layout.

So, with 110 sqm of living space but including a basement and attic, the pantry would definitely be cut for me. I would also remove the small bathroom. You can’t say more without measurements, cardinal directions, the plot, and especially the questionnaire.

2x55m2 is not much, your wishes won’t fit in. Where are the windows, kitchen and upstairs bathroom have none? With the area only pragmatic floor plans work. The wish for a large bedroom, large bathroom and 2 children's rooms does not fit the area. Pantry belongs in the basement, the stairs will be your friend, we had 20 years townhouse with 110m2.
