Attached is an overview of the plot location + street / access.
Thanks already for the great feedback, below are my thoughts on how I came to this whole thing for further discussion :).
Feel free to jump in immediately if you disagree :).
Budget: €880,000, that’s quite a statement...
I hope to create an affordable building body due to the lack of bay windows and other gimmicks in order to build big.
Corner windows are indeed more expensive than regular windows, we would realize these with steel posts in the middle and then 2x regular windows each "left / right," does anyone have experience with this (costs and solid also in the future?).
Own contribution:
I hope – also through my father – to be able to strongly reduce costs by taking over the electrical planning / floors / walls etc. ourselves.
So 1x general contractor offer for the building body (basement + shell construction + windows + roof truss) so that this is completed and from then on individual subcontracting or carrying out the services ourselves.
Pantry / garage access:
This arises due to the factors of the straight staircase (important for the upper floor, which I think is nicely solved) + basement access.
I would also prefer a separate pantry.
A brief note on the areas: I accounted the stairs etc. as part of the rooms everywhere.
So the hallway upstairs has approx. 15 sqm, stairs 4 sqm, and air space 3 sqm.
The WIFA has approx. 12 sqm + half of the stairs, so approx. 2 sqm, etc...
Kitchen - storage space:
Yes, this is actually an issue, despite 15 sqm little storage space.
The current solution includes the large corner window because the view to the south + west is undevelopable.
There would still be the possibility to plan "loophole windows" and put high cabinets above them again, but then you wouldn’t be able to look out anymore.
Difficult... :D
Bathroom:
Indeed 1x door would be better, but I like having the dressing room directly with the bathroom.
The sliding door is currently also the reason for the asymmetrical dressing room :D (I also find it better symmetrical).
I hope that with the T-solution (up to the ceiling) and then a "professional" sliding door, you can occasionally allow yourself more than just a fart when someone else is using the bathroom. So the master bath is not always blocked if someone has a meeting.
I also like solutions where the toilet + sink are a separate room, but I haven’t had a great idea yet how to integrate this into the floor plan.
I can no longer fit the utility room on the upper floor :(
Currently 2x full floors planned, and the children would each get a small ladder to their room so that they can use the attic as a separate space 3x again.
The garage is actually big :D.
With that, I want to create a "windproof" west terrace.
3x children’s rooms: possibly planned, but this is not really something that is actually on our to-do list.
These then result from the whole house (ground floor / upper floor).
If yes, optimal, if no = utility room.
