What are the stair dimensions? It feels like they are drawn too short.

The stair dimensions are 3.55 x 1.25m in the sketch. If it were 30-40cm longer, fortunately it would not ruin the floor plan.
Thanks for the tip about the site plan, maybe you can judge it better now.

Thank you. I think (now I also see the exterior dimensions) that this typical standard floor plan should not be stretched to fit this 10 x 12 because the rooms will become elongated. Let's start with the staircase in detail: if you look closely, you have blocked the kitchen door with the cellar staircase. If you look at the pinned posts: there are stair dimensions provided. 3.55 is too short. The kitchen door is not well positioned so that when entering, you don’t run into furniture. These are general planning mistakes that can be avoided if you have some knowledge, are an architect, or otherwise involved in planning. This also applies to corridors that are too large. I always say: if there isn’t even space for a 3-meter family wardrobe in the bedroom, then the design is wrong. Ultimately, not much has been planned here. I see no short routes; they are very long due to the elongated house shape. I would reserve the south side for a seating area. Also the living rooms more towards the southwest and the kitchen towards the terrace at the back (top of the plan), where it belongs. Parking space or double carport certainly can’t go to the right side of the plan? hmm... ask again!!! If that really does not work, but not only then, I see a different house, somewhat narrower and longer and not symmetrical, and also no central entrance. But no matter what I see: it is your house, so have the difficult plot planned by a professional. This plot is poorly suited for this floor plan skeleton. And then I would pick up the idea and give the many guests a private room, for example, one could set up an area with a bathroom in the cellar, which would ease the house size a bit. Pay attention to the floor area ratio! The terrace belongs to the house.

Hey,
thanks already for your comments. I think they refer to the first draft from the day before yesterday, I made a new one yesterday further down on page 1, I’m attaching it here again.

Topic driveway: the other side of the house absolutely won’t work, because the driveway would have to go through the entire front garden, since at the end of the dead end (so "in front of" our property on the right side) there is a path or park. Also, nothing is allowed to be built behind the setback line.

We would also like a terrace on the south side, unfortunately the neighbors’ garage is in boundary construction there up to about 2/3 of our planned house. Behind that stands the relatively tall neighboring house right next to it, which means if there is sun on the south side of the house, the terrace behind the house also gets sun, and we are planning another seating area further back in the garden that gets sun earlier. We might also extend the terrace behind the house a bit around the plan-left corner of the house.

We have also considered a guest room/area in the basement, but that would only save the guest room on the ground floor, and there is actually plenty of space there (office on the upper floor facing the garden is a must – and also welcome as a buffer between bedroom and children's room).

Fortunately, the terrace does not count towards the floor area ratio, otherwise the size would indeed be problematic (the area was "finally planned" in the 60s, so the old land use ordinance applies – the building authority also says so).

True, I still had that one on my phone. The current one is much more coherent, although the upper floor is still a bit of a disaster. I think we're talking past each other: You can plan the "front garden" as beds on the left and right sides of a forecourt. That happens quite often, we also have it so that you turn the steering wheel to the right in your forecourt and then also have your parking space on the right. You will need more parking space anyway with 2 kids plus visitors. I wouldn't rule that out in your position. Building line? Do you mean the boundary setback? Why? I think your staircase position is wrong. Try a) rotating it so that it comes out roughly in the middle at the top: then rearrange the rooms b) put child 1 where the bathroom is now. Rearrange the rest and drastically reduce the hallway as a result. I won't mention the small things like the guest bathroom shower being inaccessible due to wrong toilet position, you can fix that later. And also the kitchen... that reminds me of old farmhouse kitchens...

Good point, you are of course right. I will take a look at it. Luckily, we don’t necessarily "need" parking spaces for all visitors, there is usually enough free space on the street. But that can of course change.


That is actually a "formally established escape line," I think it only exists in (West?) Berlin and originates from some Prussian building law that was transferred. Without the escape line we could build nice and wide… but unfortunately 2 meters are missing because of it.



You’re right, the furniture in the bathrooms is just placed there initially to better visualize the size.
I will take your suggestion and try to draw it this evening, then the kitchen could also be less wide if the stairs are moved a bit. Thanks!!
