Oh, so the green on the drawings seriously means the entire property, and between the terrace and the fence there really is only the narrow broom path to the "garden" (?) ... then the king-size house doesn't come into its own at all :-(
No, the property is actually significantly larger than the green area, especially to the south (window front kitchen-living room).
I also think the plan should be fundamentally revised. To me, it seems as if the open space was placed across the entire width because of the south side, and all other desired rooms were somehow arranged around it. It has already been said that the kitchen won’t work with the given distances. I don’t really think the office is suitable as a future bedroom either, and at the same time, the hallways are excessively large.
Maybe it is intended to have two equally sized bedrooms upstairs. But if there are supposed to be three children, it’s strange that one child has a room almost twice as big as another.
We also tinkered with the floor plan ourselves alongside the architect and tried it out — it’s fun anyway. But in the end, we realized he is the expert and not us... Maybe you should also have someone have a look at it who has been trained for that.
A property near Munich is of course a stroke of luck at this price, but I also believe the budget will not be sufficient. You can probably cross out geothermal probes right away.
Thank you very much for the opinions. Both the size of the base area and the proportions, especially on the upper floor, have indeed gotten somewhat out of hand. So far, this was only what we got back from the drawer and not a final draft. The purpose of this post was also to get additional opinions for the discussion of the design. The originally intended size was rather around 170 sqm and without a full story, I think we will end up somewhere in that direction again.
I don’t like the room layout upstairs either.

I thought 650k might be enough for the house, but never for the land as well.
Friends of ours (we also live 50 km from Munich) got offers for a 200 sqm timber frame house (turnkey) and it came to 700k. And solid wood is even more expensive.
€650,000 is indeed the planned maximum budget for house + land, but we would have additional buffer if necessary. Since, as I said, we are not building turnkey and the interior work will be done significantly on our own, we will save some money there. If it becomes financially tight, we would, for example, finish the upstairs bathroom later.
The separation of the upper floor was actually only planned as an option in about 25 years, and of course that would then still be structurally adapted.
We would of course especially appreciate more constructive criticism than “carelessly thrown together” ;)
What alternative do you see, for example, for the arrangement of the living area, which in your opinion is too long? The purpose of the sliding door was to make it separable; therefore, I don’t quite see yet why the proportions do not fit here. We wanted to make the hallway a little narrower anyway; the free area to the right of the entrance door was intended for the wardrobe.
