I also think the plan should be fundamentally revised. To me, it seems as if the living area was set across the entire width because of the south side, and all other desired rooms were somehow arranged around it. It has already been mentioned that the kitchen doesn’t work with the distances as they are. I don’t think the office is really suitable as a future bedroom in this form, and at the same time the hallways are excessively large. Maybe it is desired to have two equally sized bedrooms upstairs. But if there are going to be 3 children, it is rather strange if one child has an almost twice as large room as another. We have also been tinkering with the floor plan ourselves alongside the architect and tried it, which is also fun. But in the end, we realized that he is the expert and not us… Maybe you should let someone who has studied this take a look at it. A plot near Munich is of course a stroke of luck at that price, but I also believe the budget won’t be enough. The geothermal probe can probably be crossed off right away.

Oh, so the green on the drawings must seriously mean the entire property, and between the terrace and the fence there really is only the narrow broom path of "garden" (?) ... then the king-size house doesn't come into its own at all :-(

No, the property is actually significantly larger than the green area, especially to the south (window front kitchen-living room).



Thank you very much for the opinions. Both the size of the base area and the proportions, especially on the upper floor, have indeed gotten somewhat out of hand. So far, this was only what we got back from the drawer and not a final draft. The purpose of this post was also to get additional opinions for the discussion of the design. The originally intended size was rather around 170 sqm and without a full story, I think we will end up somewhere in that direction again.



€650,000 is indeed the planned maximum budget for house + land, but we would have additional buffer if necessary. Since, as I said, we are not building turnkey and the interior work will be done significantly on our own, we will save some money there. If it becomes financially tight, we would, for example, finish the upstairs bathroom later.

The separation of the upper floor was actually only planned as an option in about 25 years, and of course that would then still be structurally adapted.

We would of course especially appreciate more constructive criticism than “carelessly thrown together” ;)
What alternative do you see, for example, for the arrangement of the living area, which in your opinion is too long? The purpose of the sliding door was to make it separable; therefore, I don’t quite see yet why the proportions do not fit here. We wanted to make the hallway a little narrower anyway; the free area to the right of the entrance door was intended for the wardrobe.

Your living-dining area plus kitchen (kitchen island much too close to the kitchen unit) resembles the floor plan of a terraced house. We are actually building something like that, and in our case, the width of the living room is at least 5.5m, the total length from the kitchen to the terrace about 11m. Nevertheless, it is and remains a corridor. Without the "terraced house necessity," I would at least design the living area wider. Maybe L-shaped.

In general, it could probably be summed up with the formula: "an inexperienced planner lets the house size get out of hand" :)

I personally don't think the draft is bad at all.
[ Kuchenzeilen ] are, however, as already mentioned, definitely too narrow! There should be at least 1.2m of space.
Of course, you can compress "unnecessary" space, but if you value having spacious corridors and bedrooms and the budget allows it, then why not.
