Floor plan optimization city villa approx. 180 sqm with basement in Berlin

So we gave it a try, of course you save a lot of wasted space in the hallway, but to properly divide the rooms upstairs in terms of size, both children's rooms would have to be on the front side of the house, and the bathroom on the garden side. We also considered the idea of putting the kitchen on the right/upper side of the house, but it is quite dark there (north + trees on the neighboring property) and that would mean in the living room that the dining area + kitchen would take up most of the back side of the house and the couch area would no longer face the garden, so we find the kitchen as it is now more fitting. How would you change the kitchen ("country kitchen")? What is in there now is just meant to show the possible space for cabinets for now. Have a nice Sunday!

I would guest to the basement
Office downstairs
The upper floor is too crowded
Kitchen to the terrace. Think about how often you have sand tracks through the living room just because someone is thirsty. The paths to the table outside are long.
Since mid-April we are spending more time outside than inside.

Did I overlook it, or had you already responded whether it really has to be two toilets on the upper floor?

If, then the bathroom in the north. But a good upstairs floor plan stands and falls with the staircase position.

True. We are considering solving that with an additional terrace door in the kitchen. We realize that the kitchen plan at the top right would be better in terms of room layout and terrace access, but then the seating area in the living room would have to move away from the garden side to the front, which we absolutely do not want.

That would be one of the first to go, but due to the elongated floor plan that would only make the bedroom bigger, and we like it as it is.

That means both children's rooms facing the street (bottom on the plan) and bathroom + bedroom above facing the garden? That is certainly better in terms of room layout, but I think we prefer less-than-ideal room dimensions and have the children's rooms both facing south.

Why does the living room have to face the garden? How often do you sit in the living room, in daylight, without the TV, and look outside? The garage can be nicely hidden from your side. You don’t necessarily have to look at an ugly wall.
