The idea is pragmatic. So short distances for the disposal. If that doesn’t become practicable (smell or something similar), then a new location would have to be found (e.g. northeast).

To the east comes a gravel path for pedestrians/cyclists, then the railway embankment and the canal. Both are higher than our property, so no distant view.

What I still do not understand - but is somehow essential for the property design - is how the neighbor plans his driveway (from the west) and how the shared use of your driveway (why?) is supposed to look. Also why the neighbor does not move his garage as far north as possible, but instead leaves 1.5m of space to the boundary there (why?).

How far along is the neighbor's planning, or are these also just "home-made" sketches?

The neighbor of 190/25 has a rather deep entrance base to the front door (north side). If we were to fence off our driveway (3m wide), he would have trouble getting his cars past his house. That's why we agreed that both he and we can use the full width of our two driveways together. He doesn't want to push the garage as far north as possible to avoid possible damages or similar caused by us. Hence the 1m or more distance from his northern boundary. All currently just considerations, nothing of it implemented yet.

My first tip would be to record this in the land register – with all rights and obligations. Otherwise, if either of you sells, these "agreements" would no longer apply and there is huge potential for trouble. If joint use is planned anyway, why not completely – meaning also with access to his garage from the north. Can you roughly mark his house on the site plan? Regarding the floor plan – unlike many prefab house floor plans, you have the requirement of 4 rooms + bathroom on the upper floor. That doesn't make the search for ideas easy. But why should the children's rooms face west? A new house will be built relatively close there. Both children's rooms facing south (e.g. with a dormer) offers a much nicer view. The bungalow to the south also looks quite new, the plot is also divided but used together, and I do not assume this will change soon with this fairly new bungalow. Also, access for a rear property there would be difficult. The beautiful and "private" side of your plot will be the south and east (there are trees in front of the railway embankment). My concept would therefore be children's rooms facing south, bedroom probably northwest (actually preferably east, but how loud/heavily trafficked is the railway line?).
