Well then, everything is perfect. Start building. Good luck!

And why do you then "waste" 1.5m of south garden for a passage to the entrance, which will become a drafty, windy, and dirty corner, instead of moving the garage a few meters to the east? Without the passage and with the ridge rotated, you would only be 30cm further south! (I’m not trying to argue that, just put the argument into perspective).

The bungalow already looks renovated on Google (new roof, photovoltaic, new garage), which makes a short-term (partial) sale less likely. Do you know who lives there? Are they people around 80 or 40-50 years old? In the latter case, the chances are good that nothing will be built there for the next 30 years. In the former case, it would be more of a gamble – however, the probability of demolition with a house of high building value is lower. And honestly – a single-family house that you can’t drive to and that also has no private parking spaces – not only is that unlikely from a building code perspective (fire protection, fire department access) but also from a practical usage standpoint.

With a permitted roof pitch of 45° and a view of the neighboring houses, I would also consider a converted attic (gable and roof windows) as a spacious office. I recently saw that in a renovated 1960s settlement house - it was really cool!

You can't save everyone from themselves. If someone wants to sleep in a chamber for 20 years and then wash and shower in 7sqm, even though they spent 600K on a house, they can't be helped.

Ahjo, Katja, everything has been said. We don’t have a problem with the sizes, you do, but you won’t be living in it and you don’t have to pay the money either. We have lived in enough apartments/houses of different sizes to know how different sizes feel, and not just based on sqm numbers on a floor plan. I am 100% sure that you don’t have that experience, otherwise you wouldn’t say such nonsense. And yes, I have had a bedroom of 25sqm or lived as a teenager in a room with 34sqm or had a bedroom of 10sqm and none of that was a problem or uncomfortable.

We considered an office in the attic, but it is too impractical for cooking in between or when the kids are sick at home, etc. The house is not attached to the garage because we want to be able to walk past the house. Our car is hardly used, so we come from the front or from the east with the bikes with a trailer, etc.
