We haven't considered that yet. One would expect a paved surface to have a certain durability, even if the cars apparently now weigh 2 tons or more. We have already contacted several prefab house providers and have received a design, which, however, looks different from ours. We still want to inquire with solid house builders for comparison. North, East, South, West: approx. 20x21x19x22 (in meters).

That's how it's planned. According to Geoatlas, it's 10.x meters between the house and the property boundary.

Thank you for the aerial photo.
I measured it in the Bayernatlas. In my opinion, the boundary should run 11 m from the neighboring house. Nevertheless, the driveway from the west is only 5 m.





Here is the property redrawn.

I am happy to help with finding architects and construction companies. Not everyone appeals to me either, but after analyzing your rejections, there may also be starting points for more skillful inquiries. My approach would be reversed but similar here, and would initially include an architect for "Module A" (a house construction roadmap, also for you: the HOAI phase model!). If you have googled the post (with the quotation marks), you also know the way to me. If the plot does not preclude a slab-on-grade house, a basement (esp. for a required and three or four still meaningful rooms) is a luxury. You can do it, but in this case, I’d rather buy a big ice cream with cream and enjoy the generous change.
