According to the OP, probably only one. I find that hard to believe. Is there no regulation regarding the parking spaces?
It depends, in Erlangen city it is actually like that, one parking space per residential unit, regardless of the size of the residential unit. EDIT: was probably faster ;-)
I would really reconsider the property division. I am personally a big fan of the west side, but if there is a boundary garage 3 meters away, it might be worth considering to "dock" your own garage there as well. How many parking spaces do you have to create, or need?

Then the just under 4.5 m is definitely too little. In my opinion, it must be at least 6 m. Then a gap of 3 m for reversing around. Have fun with the daily maneuvering.

Right in front of your kitchen window? Nice o_O *Warning irony*. How does the neighbor drive into his garage, from the north or from the west (because you wrote something about a shared driveway). What does it actually look like to the east, is the railway line elevated or could you still see something from the canal. Friends of ours live in Fach and have a really nice view of the canal from a terrace on the upper floor – it almost feels like Hamburg :p .
