Since besides the mentioned problems there is also the issue of the dining area, which as it is now does not work dimension-wise as it should - 3 x 4 should be the size for such a dining table. The table is placed crosswise on purpose so that one can still squeeze through the door. However, the people sitting against the wall have no space to sit down... if you place the table straight, you cannot reach the Terra_Door and you even block the kitchen door. Furthermore, there are not even the usual placement options in the kitchen, utility room, office, hallway, children's rooms, and bedroom, because the doors are placed in the corners. This is of course no sign of customer friendliness from the general contractor, erasing your amateur mistakes already in the final draft. Also, the windows in the gable are missing. The general contractor will build according to the planning errors and then excuse themselves by saying that this is what you wanted. I do not see that one can just shift things here and there. Too much living space will be wasted because of this. Already in the kitchen some cabinets will be lost. Since some things are unclear to me why it is like this and not otherwise, which would be clarified by the questionnaire in the pinned post (without tomatoes one inevitably comes across it), you should expand the post and, as 11ant also mentioned, upload JPGs. Thank you very much. If I have not said it clearly: I am in favor of a new planning from the general contractor, which can then be discussed here. After all, he is paid by you for that.

Thank you for your suggestions. Additional windows as mentioned are already planned.

Of course, the house does not reinvent the wheel. But we want it to be as functional as possible and without unnecessary frills. My girlfriend also prefers an interior with as closed a design as possible. I can quite agree with that.

Currently, we are considering placing the bathroom in the bottom left and simultaneously reducing the size of the study. The utility room will then be larger and have access to the hallway. Straight ahead, it then leads directly into the kitchen.

We will reconsider the room layout upstairs.

Which windows are missing there? They have no dimensions, but they are drawn in...

Haha, but you did try to reinvent the house, with a walk-through kitchen combined with a walk-through utility room, kitchen in a sandwich.

No, there are no windows drawn in the third gable. Or is there another inserted Schmidt drawing next to the PDF?

The north arrow on the upper floor also doesn’t match the ground floor... I would change the general contractor, this can’t end well

The purpose of the 3rd gable is not clear to me here. On the ground floor, the garage is almost placed right up to the gable, thus ruining the exterior appearance. Upstairs, it is also divided, and half of it is wasted on the staircase. Nothing against a nice staircase that is skillfully staged, but in this upper floor, I have other concerns than the staircase. Overall, there is somewhat a lack of square meters when I see the many wishes again. The question is whether it would be better to invest the money for the gable in more floor space and possibly do without a dressing room.

Oh, the third gable. It's probably only there because of the storage room. The garage is awful. There is a wall, so you can't nicely get to the storage room through the large gate, but have to go through the utility room, kitchen, and garden. It is neither a single nor a double garage. It stands there completely awkwardly, probably only attached to the house because of the passage to the "utility room." And it has a full brick facing, even though slip bricks would mostly suffice. The door step driveway location has already been mentioned. How is the whole ensemble situated on the (what kind of) plot anyway? No, better think about the room program and sizes, but not about the layout of this house. In my opinion, there is nothing worth saving in this design. With this model, the grandfather of the builder probably started back then; it could hardly have been adapted more carelessly. Fill out the questionnaire - then you know the framework for alternatives.
