Floor plan of a single-family house just before final design - Please provide tips and advice

Yes, we have such a glass wall at the stairs. It looks stylish and naturally gives a spacious feeling. However, it is complicated to clean and if I had small children, I would rather advise against it. You constantly have fingerprints on it.


For what, to get to the playground equipment? ;) So terrace and then another driveway that makes the "garden strip" even narrower? But please post so we know what it really looks like.


Well, I think the sister might eavesdrop more than a stranger who doesn't care about you.


I fully agree with . I also said I would plan again. In my eyes, many things are really suboptimally solved.

And above all, it is very questionable if theoretically the tenant of the granny flat uses the basement stairs and thereby looks up into the landlord’s living spaces.

The granny flat is intended at most for my parents; no strangers will come in. Or maybe us in old age, if the children want to live in the house.

The house will be 5m away from the street; we had to adjust it because of the building permit.

Yes, I would do it if I had time. Possibly today, otherwise not until in a week :confused: I would also check the stairs… how high are the rooms supposed to be again?

You’re not seriously moving in where your cloakroom and office are, are you?! You should keep some dignity in old age!!! It’s not that bad with the regulations. It’s only a granny flat. But I thought the subsidies are no longer available? can you currently scale the uploaded floor plans correctly in homebyme? The application freezes for me so that I can only draw freely :( I partially agree with Katja. There is more to be made out of it.

The input plan states something like 18.526 if I remember correctly. But I will check again.

Yes, I have thought about that. Currently I have about 40 cm. A coat wall could fit there. My mother-in-law has one. You can sit down and there is space for a couple of jackets / keys. But if the enlargement comes at the expense of the feeling of space in the living room, I would forgo it.

Our building application may take a maximum of 3 months to be processed, after which it is considered approved. However, we have to start building in November, otherwise everything will become about 50k more expensive.

I need to find a new architect. The current design comes from an architect at the construction company; I don’t think she is willing to invest more time in it.

I think we can't wait any longer until a second building application is approved again. Possibly a small change might go faster.
This is still connected to the KfW funding; I don’t know how flexible they are about that.
So I have to assume that the house remains as it currently is on the outside.

All of that was taken into account during planning. The aim was a) to get the funding (even 26k is pleasant with current building prices) and b) possibly to accommodate my parents there (in case they need care).
