You do not achieve 260 cm clear room height with a 275 cm floor-to-floor height. You have to add the complete floor construction and the ceiling thickness to the clear room height. So usually at least 25 to 30 cm to the desired clear room height. The staircase then has to overcome the floor-to-floor height.
The performance specification states 275 cm clear shell construction height. If I understood you correctly, we have to subtract 25 cm from that and end up at 250 cm.
In the cross-section view, something about 262 cm is mentioned, which is presumably with screed without the floor construction.
