But with your low price per square meter of €2600, I believe that any reduction of this favorable price from the GU will lead to their insolvency at the latest during the shell construction phase. Then, in the worst case, you have an unfinished house and endless debts. I would build for the price and not stress myself with lawyers and courts. It takes months to reach a solution. And by then, construction prices might be even higher. And lawyers also cost money.

Yes, I can understand that opinion as well. But on the other hand, something that is not legal should not simply be accepted; instead, advice should be sought and the next steps discussed. To say now, OK, accepted, would in turn mean that the company could impose an increase on us at any time, even if it is not legal, and we would just continue blindly. We would like to start, but who tells us that the next increase won't follow immediately. We need assurance about the final price after waiting one year, especially since the material could definitely have been ordered within one year. Currently, I have no justification as to what exactly has become more expensive and why I should pay more.

Just because you are now consulting a lawyer does not mean that it will escalate into a legal dispute and end up in court. A lawyer can look at the contract and advise on how to proceed, what you can do, and where there might be a risk. And then you will see how the construction company reacts. They don’t want a legal dispute either.

Update on the lawyer: we had a good initial meeting and subsequently forwarded a letter from him to the company. Within a few days, after the "review," we achieved success in that we did not get an increase because their own delays were acknowledged. So many thanks for the advice here in the forum and especially 11ant!

Update: we have our construction kickoff meeting next week and a start date for construction at the end of May. The studio binders are now fixed and we have also changed the front door.

Today we received the new plans, but the architect did not move the door to the north. Now we are considering whether to leave it as it is.

On the left at the entrance a deep closet, maybe 1.20 m long. On the right side in the middle a narrow bench and possibly a dresser for shoes and children's hats, etc.

How would you solve this?

Then you (or someone else) will probably get the front door slammed into your back more often when someone is just coming in while you are taking something from the cupboard. I wouldn't find that a great solution. If anything, I would hang the front door the other way around and there would be a sliding door cupboard. I would slide the door completely to the left. Then a bench on the right and then a cupboard. A small chest of drawers on the left.
