I enlarged the sentence with the wrong order in the quote. He also advised not to respond in writing to verbal communication.

Remember to always pay the money only after the construction progress has taken place. And you can try to negotiate the additional claim down, but in the current times you will hardly get your house built cheaper anywhere. So you just have to grit your teeth and get through it. Even if it is annoying. But the costs have simply increased significantly.

Yes, we are aware of that as well. It is still annoying though. Everything drags on for over a year and we ourselves do everything quickly and still in the end it apparently isn’t enough.

Who says that the prices have increased. You have a fixed price. Was there a construction delay that you are responsible for? He can want a lot. Prices have been rising for several years. He has to factor that in if he makes a fixed price.

What does the contract say about price adjustments?

The 4 minutes???

Then just put him in default immediately if he does not start. Announce damages in case you must terminate due to a disturbed relationship of trust. The "that they want more money, otherwise they won't start" is called blackmail.

That's why by phone, because it would be punishable if it could be proven ;-)
