I also have 200 sqm of living space with a straight staircase, but without a basement. It can definitely be more harmonious, with smaller rooms and still appearing spacious. The planner's draft is surely a joke! No direct access from the kitchen to the dining room?!

Yes, I guess they simply forgot the sliding door. It was still present in an earlier draft. Did you upload your floor plan here as inspiration?

The straight staircase is not the problem. The problem is your approach, as long as it is big. What becomes unergonomic (kitchen) or gives the impression of a shoe box (hall)

With your current kitchen of 22 sqm, that is okay, but the planned one is very disharmonious, impractical, and 5 sqm larger. The designer's draft with the table in the corner, which cannot be used, doesn't really need to be pursued further.

How big is your sauna? And are you satisfied with the size?
I actually found it quite difficult to arrange everything in the bathroom so that the paths are still comfortable.
In the planning program you can look at everything in 3D and as a result all the rooms actually look very tiny. Maybe it’s because of the program.
