Floor plan for 200 sqm city villa - Are wishes achievable?

No smell in the world can stop that, believe me.
I had: a small separate kitchen, a large open kitchen, and then one large room for everything.

In all cases, the entire apartment smelled when I, for example, made a roast. The only help: good exhaust, controlled residential ventilation, airing out. No matter what room concept. Or only cold cooking. But that wouldn’t be an option for me.
Also fat deposits -> good exhaust helps! (and really changing the grease filter regularly, that’s where most people fail)

Dirt: I cook, that’s not dirt. Besides, I clear away the stuff I no longer need while cooking. My best friend is the dishwasher, everything that was used and is no longer needed goes in there.

And when I celebrate, then a pot just stands on the countertop – that doesn’t ruin the mood.

But, as I said, your decision. I just wanted to give something to think about.

As you correctly write, the floor plan is planned according to the property. Everything must be taken into account here, from the driveway to the terrace exit and the position of the sun. The arrangement of the rooms can also depend on the proximity of the neighbor --> main bathroom not facing the neighbor who is 6m away and has their bedroom there. Almost no one manages to implement EVERYTHING according to the wishes.

A closed kitchen has advantages and disadvantages. In the end, it is a matter of taste. We chose an open one because, with us, guests also stand a lot around the island, you can set up a kind of buffet on the island where everyone can help themselves without having to fill the entire table, and you have everything quickly at hand.

Think about it again. You will retire in about 30 years at the earliest (probably only in 35-40), statistically you will still be mobile then, the children are probably (hopefully) out of the house. Either you, society, or the whole world will have changed in such a way that your current ideas and today's concept of life simply no longer apply. Yes, you can somehow keep that in mind. But I would definitely not make a compromise today so that something is easier in 30 years that I cannot even foresee today. I would already sarcastically call my future self an "idiot" while snapping in the direction of an old photo of me. And even if everything develops exactly as you imagine it, after 30 years a renovation is due anyway, you can also do a bit of remodeling then. It is more likely that you will sell the old crutch and buy a small bungalow on the Baltic Sea (then near Berlin).

It's not about the size, it's about the impact. You measure everything by square meters. Even the bottleneck door stairs, the hidden narrow tunnel called wardrobe.

We have a steam sauna for 2 people. It is not big, space for a Finnish sauna for 2 would have also been possible.

I can't get anything out of 3D simulations.



That doesn't happen with a good hood and controlled residential ventilation. Even in the kitchen area there are fewer grease deposits. Odors with the open concept are less than before with closed.

By the way, I don't see the house worth 550k. Check for hidden costs. Additional construction costs etc.

Your terrace is as far away from the kitchen as possible. Encourages physical fitness.

Exhaust air does not work for us. I would have to check again why exactly that was, I think it also had something to do with the chimney.
But basically, that's a thing anyway because you then blow the warm air (especially in winter) outside.



Fitness sounds positive at first
But I know what you mean.
If the living room is also supposed to be oriented towards the terrace, it's not so easy to place the kitchen closer.

The dirt was actually referring to the grease deposits.
But we also don’t have a good recirculation hood in our apartment.
Maybe something like that directly on the cooktop is better. They are very popular at the moment.
However, I have no experience with it and whether something like that really helps if you still only have "recirculation."
Otherwise, I can fully agree with your points, that’s exactly how I do it as well.
